The majority of our work is performed under a fixed price contract. This works great on the smaller, well-defined projects. As the projects grow in scope and complexity there comes a point when it is best for the client and Trillium Construction to perform the work under a cost plus contract method.
One of the advantages of the Design Build process is that we get to know the proposed scope of work and your existing structure very well. We can therefore estimate the scope of work quite accurately and provide a fixed price. This way you sleep at night knowing that you are getting quality construction for the design and scope of work agreed to.
As the project grows in size (over $350,000), and if there is considerable renovation work to the old structure, it becomes harder to predict the budget outcome. This results in contingencies being added to the estimate and allowances for the unknown selections. The more complicated projects are more likely to have changes and unforeseen conditions, which also means change orders. For this reason the best pricing on larger projects is provided by a cost plus contract. The homeowner receives a reduced mark up by sharing in the risk. Our excellent job cost tracking; estimate and projections provide a constant update to the client and make this a win-win solution for the larger project.
